Terms & Conditions

• Dynamic Rates Decided Exclusively by Management: Resort package prices, room tariffs, meal charges, and entry fees are variable and can fluctuate ("up and down") depending on peak seasons, weekends, national holidays, festive periods, demand, and operational overheads.
• Sole Discretion of Management: All pricing updates, promotional discounts, and custom group quotes are made solely at the management's discretion and decision. No customer may demand previous rates, weekday rates during weekends, or outdated printed promotional rates.
• Government Taxes & Statutory Levies: Applicable GST and local taxes will be charged as per statutory regulations at the time of final invoicing.
• Advance Deposit: Advance payments or token amounts are mandatory to confirm any group, room, or event reservation.

• Strict First-Come, First-Served Basis: All deluxe cottages, AC day rooms, family rooms, and group halls are allocated strictly based on physical arrival and real-time availability upon check-in.
• No Fixed Room Number Guarantee: While room category (e.g. AC Couple Room / Family Cottage) is confirmed upon booking, specific room numbers, pool-facing units, or floor preferences cannot be promised in advance.
• Valid Government Photo ID Required: Every staying guest (including couples and adults) must present an original government-issued photo ID (Aadhar Card, Driving License, Passport, or Voter ID) at check-in. PAN Card is not accepted as address proof. Failure to present valid ID will result in denied entry without any refund.
• Check-out Punctuality: Delayed checkout past scheduled checkout hours will attract additional hourly penalty charges or full day charge as decided by management.

• Mandatory Lycra / Nylon Swimwear: Cotton clothes, jeans, sarees, and formal garments are strictly prohibited inside swimming pools and water slides due to hygiene and suction safety regulations.
• Children Supervision: Children under 12 years of age must be accompanied and actively monitored by an adult parent/guardian at all times around water bodies.
• Outside Food & Beverages: Outside cooked food, personal catering, commercial catering, and glass bottles are strictly not permitted inside resort premises.
• Alcohol & Misconduct: Visava Resort is a family-oriented hospitality property. Public intoxication, unruly behavior, rowdiness, eve-teasing, or harassment of other guests or staff will lead to immediate expulsion from the property and handover to law enforcement authorities without any refund.
• Valuables & Personal Belongings: Guests are solely responsible for their personal belongings, mobile phones, wallets, jewelry, and vehicles. The resort accepts zero liability for lost, stolen, or misplaced items. Lockers are available for guest convenience.
• Property Damage: Any deliberate or negligent damage to resort infrastructure, cottages, water slides, electrical fixtures, or gardens will be billed directly to the responsible guest or group leader.

The resort management reserves the unreserved right to refuse admission or evict any guest who fails to comply with the rules, creates a disturbance, or poses a safety hazard to other guests. All legal disputes, claims, and controversies arising under these terms and conditions shall be subject exclusively to the competent judicial courts in Vasai / Palghar District, Maharashtra.
